" Well this is a great street that you're on and it seems like a beautiful ranch house, tell me more."
" Well it is we moved here about 3 years ago, we purchase this house because as you can see it had mature plantings and it was a nice house for us at the time that we purchased it."
" Mm-hmm."
" And it's on what, a half an acre, an acre."
" Well actually this is a small lot it's on just over 11,000 square feet. So when I remodeling we wanted to not disturbed the land anymore than we had to because of that."
" So what's the game plan here?"
" What we're planning to do is we're gonna go up a full second storey on this property."
" You're gonna take the whole roof off and put another floor."
" We are. That's right we are."
" Which is about as ambitious as a remodel can get, now doesn't it make more sense just to shop around, sell the little house, find something a little bit bigger."
" Well perhaps it would've done that but there's a few surprises out back one of the reason we're here."
" Okay. Well maybe we should take a closer look."
" Sure."
" Now are you permitted and ready to go."
" We are. It was a lengthy process though almost a year of permitting to get us to this point."
" Why is it taking so long to get a building permit?"
" Well it turned out this was a non-conforming lot and the new lot size in the town after 1965 was a full half acre."
" Okay."
" So that combined with the fact that we had a new zoning board being installed and a new building inspector in the middle of it created quite a bit of extra time in the permit process."
" This is the attraction though. This is why you're here."
" That's right."
" What lake is this?"
" This is Lake Cochituate it's bordered by Framingham, Wayland and Natick. "
" And what's that big road over there?"
" That road over there is the Massachusetts turnpike you can see, so we're close to all the major routes."
" So you've got a lot of big pluses going for you here."
" That's right. It is gorgeous."
" Thank you."
" And you got some major changes you wanna make here, I see Riley is already here and you got some of the work underway."
" Right, we've begun obviously pouring the foundation for the addition here."
" It's quite an ambitious frame you got ahead of you. Now tell me what have you done so far, I didn't realize this was this far along Riley?"
" Well last week we've dug the hole and it's about 5 feet deep."
" It looks like it was a pretty easy digging."
" It was easy digging its well below the cross line here, we've got the footings, have already been poured and I let them sit for a couple of days and came back and set the forms for the foundation."
" Mm-hmm."
" And they've all been reinforced and set, they're ready for concrete actually, Larry and I were just checking to make sure we got the top of the foundation level."
" So the pour takes place today?"
" Pour takes place today, yeah we pour something."
" Now is this the only increase to the foot print of the house Larry?"
" Yes, it is Bob."
" So what's the game plan?"
" Well what we'd like to do this week is get the deck for the addition and walls up for the addition, and work on the inside as well at the same time to get the interior load bearing walls."
" Mm-hmm."
" Ready for next week."
" Okay, 'cause before you can put the, any of the weight of the second floor structure on the first floor structure you got to go in there and reinforce."
" Exactly. We would like to have all the main bearing walls up on the inside prior to ripping off the roof which hopefully will happen next week with a good weather pattern."
" Yeah."
" And we'll be able to remove the entire sect of the roof and put our second floor deck on Bob."
" You need about 2 or 3 days to take all of that, old roof off don't you?"
" We would need 2 to 3, 4 days possibly Bob it's a large job and..."
" Yeah, so you really have to watch the weather forecast 'cause in the rain little bit the weather changes, you know momentarily."
" Absolutely."
