Work on the Facade for Landmark Commission Approval

Jed Walentes from Two Trees Development meets with Bob to discuss the obstacles in restoring this New York landmark. The New York City Landmarks Commission was especially concerned with the facade as the building was designated an exterior landmark. To overcome the approval challenges the fa�ade was essentially left in tact. The central fa�ade columns were disengaged from their upper mounts, re-plumbed with horizontal jacks and then secured back into position. An entry staircase was added to the opposite side of the current one using bluestone and brick infill, the same materials as the original. The Landmarks Commission approved historic dark green colors for the window frames and a brown for the iron lintels and stone sills to give them a brownstone look. Even the mortar color between the bricks needed approval, so several samples were submitted to the commission before approval could be granted.

It's OK and then once that is completed there's there's there's new steps on either side you're gonna there's two separate introduced steps -- side that was obviously in issue as well how that was handled. I -- and -- use the exact same material that's here. As you can see the bluestone steps that are here are really shot right -- gonna get new solid bluestone steps with brick and fell behind just the way this is done we'll replicate something almost identical. On this side for the retail entrance OK we're hoping to have a bakery cafe installed bakery cafe there what's honestly cafe -- okay I'll all mahogany storefronts painted to match the window there and the window we've got a dark green which they've approved right that's correct that's an historic dark green car. We have a lot of photographs. From the original building and one of the problems was that a lot of windows in the original condition were very different right and choose one window to go ahead right now is a lot of debate. About how to do that. And I think we're finally happy with this. So the windows where they were concerned about the casing. Or attic cap quarter round and a brick mold casing an apology on the outside right which we think matched the original casing that was here. That was -- sort of indicative of the general case as I said. The where chair and the building you weren't quite sure what was here and there are couple different conditions set I had to choose and that was of habit of negotiation that -- and the decorative. Lintels and the that's cast Daryn that's actually cast iron pot. There's nothing right now we put an on -- We did two different colors that they chose as samples the sill into the wind and we did one they've chosen want to head. And all the sills and lintels throughout the building now give me and -- matched what I look like a brownstone. And of course what is what is brownstone trim as a ground centrum did you send you -- intent and last question what about this tapestry of brick went was going to be done. Our number of bricks we had to replace an -- And the new bricks don't match perfectly with the old bread rice -- and there are a couple of things we do we rough up the brick a little bit to give -- a little old texture right and it actually stain the bricks to match the color. And you can see there's a sample that we did there actually a couple of different samples that we played -- The landmarks people came out to finally. Picked one of the samples which is -- pointing that's been accepted. And the pointing that's been accepted is is the area between that the two windows. Towards the upper sashes. Yeah in this middle area here now is actually part of the best area of all the original brick anywhere on the building."

Bob and Chris once again meet up with Cas Stachelberg from Higgins and Quasebarth to talk more about the fa�ade restoration. Higgins and Quasebarth is a New York City firm focused on the preservation and rehabilitation of historic properties. Stachelberg sizes up the restoration work by first describing the original high quality brick from the building's original use as a residence. The masonry works transitions to a more common brick with large mortar joints that was added when the building was converted to commercial use. Moving along the facade, Stachelberg points out the bluestone stairs, which were likely added during the building's commercial conversion. In disrepair, the stairs are now delaminating from decades of exposure to New York weather. The restoration expert also notes the brownstone sill on the other side of the building, which he believes was the building's original entrance.
