Finished Cornice Molding, Flooring, and Fireplace

Bob shows us the completed living room of the Manhattan Brownstone floor-through apartment. The entire space is opened up and is now 22 feet square with 12 1/2 foot ceilings. Symmetry was created by moving the front door and adding a pocket door on the same wall to complement it. The rediscovered cornice molding has been completely restored and quarter-sawn Ash flooring from Bellawood runs the length of the apartment. Bob is joined by project manager Chris Vila and general contractor Jim Kweskin of Fort Hill Construction. The look at the custom, compound-miter fireplace surround that the crew built for the revitalized fireplace. Chris Vila remembers discovering the fireplace and reactivating it by running a flexible, stainless-steel chimney liner from the new firebox to the roof.

" We are now in the living room of what is essentially a big floor through apartment. And if you watch some of the beginning footage of the show when we started here. This room was tan and it had a dropped ceiling and shag carpet that was actually a closet and a bar in this area here but the dropped ceiling it once it was removed -- that was one of the big big payoffs of the whole project -- because we discovered this beautiful original cornice molding which has now been restored and re finished and it really makes a difference in a room like this this is a kind of a classically proportioned room. It's 22 feet square with twelve and a half foot ceilings and the other thing that we did was to reposition. The doors the entry door into this flat or apartment was way over in the corner here and so we've moved it out into the room. And then we added another door to give the whole thing symmetry and then of course the floors are part of the big story because the floors that we're here we're combination of rugs and linoleum and some. Old hardwood but it was just veneer oak that couldn't be -- used so that what you're looking at here is a beautiful quarter -- Floor from rob my friends at Bellawoods which we've. Put four coats of finish on but let's talk with Chris Vila and my friend Jim question from. Fort hill construction. -- going to are you are you satisfied."

Gilson Novaes from Gilson Interiors uses a bullet-nail gun to install a steel plate directly to the concrete floor for the partition wall that will hold a pair of pocket doors. When open, these doors will create a five-foot opening and give the apartment a great-room feel in the main living space. The standard prefab pocket doorframes are screwed to the steel framing and leveled. The advantage of using the prefab doors is that the framing serves is both wall and door framing, eliminating the need for second wall to hold the drywall. Bob also looks at the advantages and versatility of steel studs.

Bob shows the double pocket doors that separate the living and private spaces of the Miami condo. The wall between the living room and bedroom has been torn down, along with the closed closet spaces, recesses, and bathroom of the dated apartment. The new space is more loft-like, and the pocket doors will let the rooms function as one big space unless privacy is desired. The doors' glass panels are tempered art glass from Bendheim with a leaf pattern that allows light to enter the space, but obscures the view into the bedroom for privacy. The goal of the remodel and the new open floor plan was to bring light from the windows into the interior of the apartment. Bob looks at a number of glass options that were considered for the pocket doors, including a new version of etched glass, and laminated glass with Japanese rice paper embedded between the layers.

New custom Pella windows give a view onto the yard from the dining room. The windows are trimmed out in custom millwork that was created from a profile of the original trim in the house. The crown molding in the room complements the period architecture. General Contractor Tim Berky explains how the profile from the original woodwork was revealed, copied, and reproduced for around $2,000. He then shows Bob how he installs the trim pieces, first by filling the gaps at the door edges with expanding foam, then gluing and nailing the trim boards around the sides. Reproduction rosettes trim out the corners of each window and door. Bob looks at the four-panel cherry pocket door that has been installed between the mudroom and kitchen space. Berky nails the trim around the pocket door, being careful not to drive any nails into the door enclosure. On the deck, Bob looks at the deck bench with radial back that is an architectural solution for a tricky corner railing situation.
