Revitalizing Bartlett Park, Florida

Bob stresses the importance of careful planning, vision, creativity, and homeowners' pride of place in creating a sustainable neighborhood. St. Petersburg Neighborhood Housing Services (SPNHS) is encouraging first-time home buyers in Bartlett Park to take charge of their neighborhood in a sustainable way. Bob talks with Todd Pittman of NeighborWorks and Kelly Cafarelli of the Home Depot Foundation about the innovative housing project in Bartlett Park. Kelly talks about the Home Depot Foundation and its goal of providing housing to people who would otherwise lack the means. The project in Bartlett Park will cost the foundation about $150,000, but the home will feature innovative storm-resistant technology, be energy and water efficient, and have great indoor air quality. Todd reviews the accomplishments of NeighborWorks, a housing agency that has invested over $10 billion over the past five years in low-income communities across the country. NeighborWorks is proud to be involved in the Bartlett Park project to provide housing that is not only affordable but also environmentally friendly and storm resistant.

" In all the neighborhoods of St. Pete that we've just visited as holds true everywhere else it's careful planning and vision teamed with a lot of creative thinking and homeowner's pride of place. That determines how a neighborhood thrives or revives. Here in Bartlett park Saint Petersburg neighborhood housing services is doing a lot to encourage first time home buyers to take charge of the neighborhood in a sustainable way. There are two people who were especially interested in the success of our little project Todd Pittman of neighborworks and Kelly -- relic of The Home Depot foundation. Kelly this is pretty impressive now tell us a little bit about the role of your foundation and and what's this gonna cost anyway."

" Well let me bad foundation is in the business of building hands for people who don't have those -- much means as others and it's gonna cost us about a 150000 dollars that we're really pleased to be able. Have this great house for a family -- and a really innovative house absolutely it brings a lot of different components together not only using the steel construction that won't resist hurricanes but it's also very energy efficient water that sent. And we'll have great indoor air quality as well yes."

" It's not totally a green project but it's close yeah and Todd tell us a little bit about the the neighborworks. Sure about. It over the past five years neighborworks has invested more than ten billion dollars in low income communities all across country so we're extremely excited to have the opportunity to partner with our neighborworks affiliate. Here in Saint Petersburg and our partner in The Home Depot foundation to -- to provide affordable housing that's not only affordable it's also. Environmentally friendly and storm resistant. So we really have to commend the people of the community right here thanks guys well we're out of time. Next week we'll be still working here there's still other details to show area till then I'm Bob Vila thanks for joining us."

Foundation Inspection
Foundation Inspection

Foundation repairs are expensive; help avoid major problems in the future by doing a regular checkup on your home. Inspect foundation walls for cracks; these can be caused by settling, expanding tree roots, or improper drainage. Inspect and clean out your gutters regularly and be sure that the drains direct water away from the foundation.

Choosing Between a Poured Foundation or a Crawlspace
Choosing Between a Poured Foundation or a Crawlspace

Bob's back at the Mashpee site where he meets with developer Joe Valle to discuss the foundation that is being poured. Valle explains that the excavation work for an average foundation costs about $5,000 and includes the digging, backfill, and finish grading. The poured foundation also costs about $5,000, divided equally between the cost of labor and the cost of materials. Valle estimates it will take about 30 yards of concrete to pour the average foundation, which is equal to three truckloads. Bob questions the decision to pour a full foundation and wonders if it might not be more economical to build a crawlspace. Valle explains that the advantages of a full basement far outweigh any cost savings from digging and pouring a shallower foundation. The added living space is well worth the cost, especially since the foundation must be dug and poured regardless of the depth. As for a concrete slab, Valle says that the market does not support it in the Massachusetts area. Even with a slab house, a frost wall must be dug and poured, before the concrete arrives for the slab. Once the foundation is poured for this River Hill home, posts are set every 16 inches so that the sill can be bolted to the foundation and the house can be tied down to its base.

Demolition and Reconstruction of Victorian Foundation
Demolition and Reconstruction of Victorian Foundation

Bob is with Tim Berky, the general contractor for the Rowley Victorian addition and kitchen remodel. He updates Bob on the progress since the footing for the new foundation was poured and repairs to the original foundation were made. Berky and his crew found dry rot in the existing entry and had to remove it completely. The mason had to create a sloping course to level out the existing entry foundation and repoint it to blend it into the new foundation work. Inside, Berky and his crew removed the bathroom fixtures, secured the pipes to prevent leaking, opened the walls to expose wires and pipes for shutoff, and began to cut the entry into chunks for removal. The sill was releveled and an adhesive was used to attach the new sill to the brick foundaiton.
